Best full home renovation builders in Perth metro
Six Perth metro builders where full home renovation is a core service, ranked by an earned composite score (see our methodology). Scores last updated 2026-10-05.
This list covers renovation specialists only. For a wider pool of contractors that also take on renovation work, see the best renovation contractor overall list. Order follows the composite score, so review volume and recency count alongside star rating, and several small-sample businesses sit lower for that reason.
Picks are ranked by score and relevance to full home renovation, so a lower overall score can rank higher here.

1. Modus Property
4.9 (195 reviews)score 91/100
Modus Property has the deepest review base here, 195 reviews at 4.9, and the only high-confidence score. Reviewers describe work finishing on schedule, under budget and with clean sites, and they name the project managers and trades who ran it. Even small ceiling repairs get the same care as full renovations.
- Named project managers (Stephen Farey, Tim) stay engaged through the job
- Polite trades who adapt when scope changes mid-project
- Kitchen, bathroom and laundry fits praised for finish and accessibility gains
- Same-day or next-day quote responses reported
Watch out: One reviewer reported delayed quoting that didn't match the agreed options.
Services: granny flat adu, outdoor alfresco, kitchen renovation, heritage restoration
2. MJD Projects - Renovation Builders Perth
5 (7 reviews)score 75/100
All seven reviews are five stars, with Marcus's transparent communication and a respectful team mentioned repeatedly. Work spans kitchens, bathrooms and full-home jobs. Confidence is medium because seven reviews is a small sample.
- Transparent project management under Marcus
- Respectful, polite tradesman team
Watch out: Only seven reviews, so the record is thin.
Services: bathroom renovation, heritage restoration, kitchen renovation, full home renovation
3. Waterway Building and Renovations
4.8 (20 reviews)score 77/100
Waterway is run by owners Delvin and Sheena. Delvin manages the trades and is on site daily, while Sheena advises on design and materials. Reviewers cite dust control, cost transparency and on-time, on-budget delivery. Confidence is low at 20 reviews, though recent feedback is strong.
- Daily site supervision by an owner
- Sheena guides design, materials and scheduling
- On-time, on-budget completion reported
- Proactive follow-up after the project
Watch out: Low-confidence score from a modest review count.
Services: bathroom renovation, kitchen renovation, home extensions, full home renovation
4. Empire Building Company
5 (24 reviews)score 76/100
Every one of Empire Building Company's 24 reviews is five stars. Owner Andre gets credit for tidy sites, clear communication and close attention to detail, with long-term clients and neighbours among the reviewers. Luxury home experience is a feature. Confidence is low and recency is weaker than the top two.
- Owner-led quality focus
- Hands-on client service
- Luxury home experience
- Organised trades coordination and tidy sites
Watch out: Fewer recent reviews than some rivals, so current form is less certain.
Services: kitchen renovation, bathroom renovation, home extensions, full home renovation
5. Buildmark
4.9 (12 reviews)score 76/100
Buildmark has a 4.9 rating from 12 reviews, with feedback pointing to Jovan, Marco and Ryan. Reviewers mention a whole-home renovation finishing under budget and careful handling of heritage repairs. Recent reviews are good, but the sample is small and confidence is low.
- On-budget, on-time delivery
- Clear communication throughout
- Respectful work on heritage homes
- Accommodates changes without hurting the schedule
Watch out: Small review count; the summary refers to 10 five-star reviews against 12 on Google.
Services: heritage restoration, kitchen renovation, full home renovation, home extensions
6. Design Renovate
4.3 (13 reviews)score 60/100
Design Renovate is strongest on extensions and architect-designed custom homes, with reviewers praising punctuality, site management and weekend meeting availability. The 4.3 rating is the lowest here, and two older reviews raise over-budget work and doubts over portfolio images. With little recent review evidence, its current standing is unclear.
- Meets promised timelines
- Architect-designed custom homes
- Considerate site management
- Flexible meeting times including weekends
Watch out: Older complaints about chaotic, over-budget work and disputed portfolio images; little recent review evidence.
Services: kitchen renovation, bathroom renovation, heritage restoration, full home renovation
